Ask any buyer why they bought a particular property and they will probably give you a lot of very practical reasons such as position, style, size and price. But never underestimate the power of emotion. “It just felt right.” or “we fell in love with it as soon as we walked in”. The right atmosphere and ambience can be just as, if not more essential than any of the normal practical reasons to buy a property.

Here are some tips that might help to encourage an offer.

Tick   Remove any non essentials if you don’t love it - leave it. If you don’t use it - lose it.
Tick   Take pets out for a walk during inspections.
Tick   Clean work surfaces and make up beds.
Tick   Open curtains and blinds, allow natural light to flood in.
Tick   Turn on lights in dark halls and passage ways.
Tick   Put children’s toys away.
Tick   Weed and cultivate garden beds and borders.
Tick   Remove rubbish bins or bags.
Tick   Repair and paint where necessary.
Tick   Stage rooms as they are intended to be used.
Tick   Vases of fresh flowers & groovy background music.
Tick   Make the home cozy and warm during the winter and allow a breeze to flow through in Summer.
Tick   Don’t stick around during an inspection, the buyer needs to feel comfortable in the home, if you stick around they will feel that they are imposing and won’t be able to imagine themselves living in the home. Allow the agent to do their job, they will know how to push the buyers buttons.
